Hidden leak under a floor in Macclesfield

A leak under a floor is found before it is opened up, not after. Isolation and metering narrow it to one circuit, then acoustic or thermal detection pinpoints it, and only then does anything come up. Underfloor leaks are the ones that do the most damage for the longest time, because there is nothing to see. Water goes into a subfloor, a void or the ground beneath a slab, and the only symptoms are indirect: a rising bill, a warm patch, a persistent damp smell, a boiler that will not hold pressure, or in bad cases a floor covering that starts to lift.
The construction dictates the approach. A suspended timber floor — the norm in Macclesfield's older terraces and Victorian stock — has a void beneath it, so lifting two boards in the right place often reveals the whole run. A solid floor with pipework in screed, common in post-war housing and in extensions, has no void at all, and the pipe is encased. The first is an access job; the second is genuinely a detection job.
For pipes in screed, thermal imaging is the tool of choice on a heating leak, because a hot pipe under a cold floor shows up plainly and a pooling leak shows up more plainly still. On cold mains under a slab, acoustic detection is better: pressurised water escaping through a small hole makes a distinctive noise that carries along the pipe, and ground microphones locate the loudest point. Tracer gas is the fallback where neither works, and it is remarkably precise.
Once located, the repair is a decision rather than a formality. Cutting out a small section of screed to remake one joint is straightforward. But a pipe that has failed once in a slab, particularly an older copper run without proper sleeving, is likely to fail again — so re-routing the circuit around the perimeter, through a void or overhead can be the better spend. Your plumber should lay out both options with the honest cost and disruption of each.
Where flooring has to come up, say so in advance and agree it. Engineered wood and laminate rarely survive being lifted; tiles almost never do. Knowing that before the tools come out lets you make the call about the room rather than having it made for you.

Common questions
Will you have to dig up my floor?
Only where detection puts the leak under a solid floor and re-routing is not the better option. On suspended timber floors it is usually a matter of lifting a small number of boards. Either way you will be told where and how big before anything is opened.
Is it cheaper to re-route the pipe than repair it?
Sometimes, yes — particularly for a run in screed that has already failed once, or where the access damage to reach it would cost more than a new run overhead. It is a judgement call, and it should be your call with the numbers in front of you.
