Pre-purchase plumbing survey in Macclesfield

General surveys are deliberately cautious about services, because the surveyor is not a plumber and will not test them. What comes back is a list of recommendations to have things checked — which is fair, but leaves you making an offer without knowing whether the heating is fine or needs eight thousand pounds spending on it.
A plumbing survey answers specific questions. How old is the boiler, has it been serviced, and how much life is realistically left in it. What is the system water like — because black water means an expensive future. Are the radiators sized properly, and are there cold ones. What is the supply pipe made of, and does the property have lead. Is the hot water system vented or unvented, and if unvented, has it ever been serviced. Does the mains flow support what is installed.
Older properties throw up specific things worth knowing. Central Macclesfield is 54.1% pre-1919 by council tax stock records, and that housing frequently has mixed pipework from several eras, original clay drainage, shared drains at the rear, and back boilers still in service. None of it is a reason not to buy — it is a reason to know what you are buying.
Drainage deserves its own check on any older property, and a camera survey is the way to do it. Root ingress, displaced joints and partially collapsed sections are common in Victorian clay drainage, and knowing whether the run is shared — and therefore now the water company's responsibility since October 2011 — can change the picture entirely.
The output that matters is a costed list: what needs doing now, what needs doing within five years, and what is fine. That is a negotiating position as well as a plan, and it is a great deal cheaper than the alternative, which is finding out in your first winter.
