A proper service follows a set sequence. The engineer checks the appliance and flue for the correct clearances and integrity, removes the case, inspects and cleans the burner, heat exchanger and condensate trap, checks the seals, tests the gas rate against the data plate, analyses the flue gases with a calibrated analyser, verifies the safety devices operate, checks system pressure and the expansion vessel, and records the readings. If your service takes ten minutes and produces no numbers, you have not had one.
The combustion analysis is the part that matters most and is the least visible to you. It measures the ratio of carbon dioxide to oxygen in the flue gases and calculates the combustion efficiency. A boiler burning outside its manufacturer's stated range is either wasting gas or producing carbon monoxide, and neither is detectable without the instrument.
Servicing is also what keeps a warranty alive. Nearly every manufacturer requires an annual service by a competent registered engineer, recorded in the benchmark logbook or on their system, as a condition of the guarantee. Miss a year on a boiler with a ten-year warranty and you may find that the tenth-year failure is yours to pay for.
Timing matters more than people think. September and October are the sensible months, before the first cold snap loads the system. Servicing in January means finding a fault at the worst possible time and joining the longest queue of the year.
For rented property, the annual gas safety check is a separate legal duty from a service, though the two are usually done in one visit. The safety check confirms the appliance is safe; the service maintains it. A landlord needs the first by law and wants the second to avoid mid-tenancy failures.
Off the mains gas grid, the same logic applies to oil and LPG appliances.
