A flue terminal has to sit a set minimum distance from windows, doors, air bricks, eaves, corners, boundaries and anything a person might stand next to. Those distances come from the manufacturer's instructions and the relevant standards, and they exist so combustion products cannot re-enter the building or discharge into somebody's face. Where a terminal is closer than permitted to a public footway or an opening, it must be moved or extended.
Extending or re-routing a flue is often what makes an awkward boiler position workable. Modern room-sealed appliances tolerate substantial flue runs with a defined number of bends, so a boiler can go where the pipework and the room layout want it rather than where the nearest outside wall happens to be. There is a maximum equivalent length for every appliance and it is not negotiable.
Plume management is a real-world consideration rather than a technicality. A condensing boiler produces a visible plume of water vapour, and in a terrace where the flue discharges close to a neighbour's window or over a shared passage, that plume causes genuine friction. A plume management kit redirects it upwards or away, and it is far cheaper to fit at installation than to retrofit after a complaint.
Conservation constraints are a live issue in this town.
