Landlord plumbing in Macclesfield

The legal obligations are worth listing plainly, because they are frequently half-remembered. Every gas appliance, fitting and flue must be checked for safety at least every twelve months by a Gas Safe registered engineer, with the record given to existing tenants within 28 days and to new tenants before they move in. A carbon monoxide alarm is required in any room used as living accommodation containing a fixed combustion appliance other than a gas cooker, and faulty alarms must be repaired or replaced when reported.

Section 11 of the Landlord and Tenant Act 1985 puts the repair of the installations for water, gas, electricity, sanitation, space heating and water heating on the landlord, and that obligation cannot be contracted out of in a normal tenancy. In practice that means a leaking WC, a failed boiler and a blocked drain are the landlord's to fix, and the Homes (Fitness for Human Habitation) Act gives tenants a direct route to enforce it.

Water hygiene is the duty that gets forgotten. Landlords are expected to assess and control legionella risk in their properties. For a normal domestic let that is proportionate — keep stored hot water at 60°C, keep cold below 20°C, remove dead legs from redundant pipework, and flush outlets after a void — but it does need to have been thought about and, ideally, written down.

Beyond compliance there is the ordinary economics of maintenance. The faults that cost landlords money are the slow ones: a running toilet on a metered supply, a dripping overflow soaking a wall, a boiler that has not been serviced and fails mid-tenancy at the busiest time of year. An annual visit that does the gas check, the service, the cylinder and a walk round the plumbing catches most of them cheaply.

Practically, the thing that makes a let property easy to manage is having one plumber who has been before. They know where the stopcock is, what boiler is in it, which drain is shared and what was done last time — and a tenant gets a call back from a person rather than a ticket number.
