The circulating pump pushes water round the system, and it fails in stages rather than all at once. First it gets noisy as the bearings wear, then it starts to seize intermittently — often freeing itself when tapped, which is the classic sign — and finally it stops. A system with a dying pump shows lukewarm radiators, poor circulation to the far end, and sometimes boiler overheating.

Modern replacements are high-efficiency modulating pumps, which vary their speed with system demand rather than running flat out constantly. They use a fraction of the electricity of an old fixed-speed pump and they run more quietly. Where an old pump is replaced, this is the upgrade, and the electricity saving alone is measurable.

Motorised valves are the other common failure. In a typical S-plan or Y-plan system, two-port or three-port valves direct flow between the heating circuit and the cylinder coil. When the motor fails or the synchronous motor's gears strip, you get symptoms that look like boiler faults: hot water but no heating, heating that will not turn off, or a boiler firing when nothing has asked it to.

Diagnosis is straightforward for anyone who knows the system layouts. Many valves can have just the motor head replaced without draining the system, which is quicker and cheaper than swapping the whole valve body. Whether that is possible depends on the make.

Both jobs are also an opportunity. If the system water is black when it comes out, the pump has been running an abrasive slurry through its bearings, and putting a new pump into that system without cleaning it and fitting a magnetic filter is simply setting up the next failure.

Common questions

How long does a heating pump last?

Typically ten to fifteen years, considerably less in a system full of magnetite because the sludge abrades the bearings. Cleaning the system and fitting a filter is what makes the next one last.

Why do I get hot water when I only want heating?

That is usually a mid-position or zone valve that has stuck or whose motor has failed, so flow goes to both circuits regardless of demand. It is a short repair.
